Best Nashville Neighborhoods Under $500K in 2026

Nashville's median home price has pushed past $475K, which makes finding quality neighborhoods under $500K harder than it used to be -- but not impossible. Here are the areas still offering real value in 2026.

Donelson ($380K--$450K median)

Donelson is consistently the best value play in Nashville proper. Family-oriented, close to the airport (great or terrible depending on your job), and with a genuine sense of neighborhood identity that a lot of newer developments lack. It's not the hippest address in Nashville, but it's honest, affordable, and increasingly popular with buyers priced out of East Nashville.

Antioch ($350K--$420K median)

The most affordable neighborhood inside Davidson County. Antioch has struggled with its reputation, but the fundamentals have been improving -- new retail, better restaurants, and growing interest from first-time buyers. If your budget is under $400K and you need to be in Davidson County, Antioch is worth a serious look.

Madison ($380K--$450K median)

Madison sits just north of Nashville proper and is one of the more underrated neighborhoods in the metro. Gallatin Pike is going through a slow but real revitalization, and the older housing stock (lots of mid-century ranches) gives you more square footage per dollar than almost anywhere inside the city.

Bellevue ($400K--$470K median)

Bellevue is the best-kept secret in Nashville for families who want suburban feel without moving to Williamson County. It's hilly and green, has good access to Percy Warner Park, and sits just 15 minutes from downtown via Highway 70. Prices are still under $500K median and the neighborhood is quietly appreciating.

The Nations / Sylvan Park Adjacent ($440K--$490K)

The western edge of The Nations and areas just north of Sylvan Park are still findable under $500K if you're patient. You get walkable access to Charlotte Avenue's growing restaurant scene without paying the full Sylvan Park premium.

A Note on Trajectory
