A transitional neighborhood just south of Germantown and north of Downtown — emerging residential development, proximity to the Capitol building, and improving walkability as the corridor between downtown and North Nashville continues to build out. I'm not Germantown yet. But I'm right next to it, and that matters. Buyers looking for Germantown upside at a discount are looking at me.
North Capitol is genuinely transitional — some blocks have improved significantly, others haven't. The neighborhood is still more of a corridor than a community. Schools require research. And being 'adjacent to Germantown' only carries so much weight if the block you're on hasn't arrived yet.
