Brick-lined streets, restored Victorian row houses, James Beard-nominated restaurants, and enough coffee shops to fuel your entire remote-work career. I cleaned up well without selling my soul. Close to downtown without being downtown. That's not an accident.
I'm not cheap. Inventory is tight, prices stubbornly high, parking rough on weekends. Public schools are mixed — many families supplement with private or charter options. If you're hunting strong cash flow, I'm probably not your play. But the most livable square mile in Nashville? I might be worth every penny.
