A master-planned mixed-use development just west of Downtown — modern apartments, office space, and retail anchored by the Cummins Station adaptive reuse project. I'm Nashville's urban professional neighborhood: clean, new, walkable to Downtown, and unapologetically corporate in character. Cummins Station is a genuine anchor. The greenway is right there. The tradeoff is that I feel more like a development than a neighborhood.
Capitol View is primarily rental (80%) — ownership culture is thin. The neighborhood character is defined by developers and corporate tenants rather than long-term residents. It can feel transactional. HOA fees and condo assessments are real. And the 'neighborhood' identity is still emerging — this is a real estate product first, community second.
